Two Park Avenue was designed by one of New York City’s most prominent 20th century architects – Ely Jacques Kahn – in an Art Deco/Modernist architectural style. The 28-story tower was built between 1926 and 1928: of the 50 office buildings he designed in Midtown Manhattan, Two Park Avenue remains one of Kahn’s most dramatic and successful works. It thrives today as one of the most beautiful and distinctive office towers of the Art Deco period.
Standing nearly 350 feet with its main faÃ§ade facing Park Avenue between 32nd and 33rd Streets, the building itself offers 964,000 square feet of commercial office space, with typical floor plates of approximately 33,000 square feet. Two Park Avenue rises vertically from a granite base until the 17th floor, where a series of setbacks on the 18th through 25th floors are then capped by a recessed, three-story penthouse and bulkhead. The tower’s steel frame is encased in concrete; floors were poured with reinforced concrete.
Today, Two Park Avenue features a private 44-space parking garage, a 24/7 security, and recently renovated elevator cabs. Thanks to recent capital improvements and infrastructure upgrades executed between 2006 and 2010, Two Park Avenue was awarded with Energy Star labels in 2009, 2010, and 2011 (81, 75, and 81, respectively). The tower is owned by L&L Holding Company and earned a Silver rating from USGBC in 2011 under the LEED for Existing Buildings: Operations & Maintenance 2009 rating system.
