With an Energy Star label and a LEED for Existing Buildings Certified rating from USGBC, One Penn Plaza isn’t just the largest commercial office tower in the Penn Station submarket, it’s also one of the best performing. Designed by Kahn & Jacobs – famed twentieth-century architect Ely Jacques Kahn’s successor firm, the monolithic, 57-story One Penn Plaza was built in 1972 and offers 2.5 million square feet of Class A office space directly above Penn Station and across the street from Madison Square Garden. The structural steel and concrete tower is clad with a curtain wall wrought from gray solar glass and anodized aluminum.
As its largest tower, One Penn Plaza anchors the Penn Plaza complex of towers, hotels, and entertainment venues – including Madison Square Garden. The area dates from the still-controversial 1963 destruction of the old Penn Station, which the complex replaced. With floor plates ranging from 36,000 to 87,000 square feet, One Penn Plaza has appealed over the years to tenants from a broad range of industries thanks to its convenient location, high-end amenities, exceptional building management, and flexible floor plates. The tower’s lobby and elevator cabs were extensively renovated in 1995. And a subgrade parking garage includes 695 spaces.
Part of Vornado Realty Trust’s New York City portfolio – which purchased the building in the late 1990s from Leona Helmsley and her partners – One Penn Plaza features a building-wide recycling program, electronic waste recycling, efficient plumbing fixtures, and New York City’s largest commercial cogeneration plant for power and heat. Fourteen entrances, 44 elevators across seven banks and direct passages at the east and west ends of the building’s marble-accented lobby provide easy in-building connections to Penn Station and the subway.
