SJP Properties Inks Publisher, Will Complete LEED Silver Waterfront Center in Hoboken

Earlier this week, SJP Properties signed the textbook publisher Pearson to a 200,000-square-foot lease for five four floors at the Waterfront Corporate Center III building, plans for which were announced nearly four years ago and tabled until SJP secured an anchor tenant. Designed by HLW International, the 14-story, 550,000-square-foot building is the third and final property that SJP will develop at the Waterfront Corporate Center, which is already home to a number of Class-A-caliber tenants including Marsh & McLennan, Sumitomo Trust and Banking, and Mizuho Securities.

Construction is scheduled to commence in fall of 2012 and will be completed in summer of 2014, when Pearson will relocate close to 900 employees from its current offices in Upper Saddle River and Old Tappan, New Jersey. The new building, which will rise adjacent to the Hoboken W Hotel on the final waterfront development plot in Hoboken, will feature the standard green LEED features, including low-flow plumbing, recycled-content construction materials, preferred parking for hybrid vehicles, and efficient HVAC systems, along with easy access to mass transit. And floor-to-ceiling glass windows will provide Hudson River and Manhattan skyline views.

“Together along with our partner, SJP Properties, we are creating a green and affordable waterfront home for our world-class workforce and investing in the technology essential to Pearson’s mission to foster learning and achievement around the globe,” Pearson head Rich Glicin said in a press release. (But, at the end of the day, it was an $82 million tax break from Chris Christie that likely helped keep the publisher from leaving New Jersey – not the promise of a LEED rating from SJP.)
