A few green addresses of note jump off the most recent CoStar Group list of the largest contiguous blocks of office space currently available in Manhattan (as of December 31, 2007). The list appears in the Real Estate Report in this week’s edition of Crain’s.
Topping the list is SJP Properties’ LEED Silver hopeful 11 Times Square, where 1,056,966 square feet of space is available. Other notable blocks of what will eventually be LEED-certified space include 636 11th Avenue (though of course Ogilvy snatched this up last week), 330 Hudson Street, and 510 Madison Avenue, as well as LEED Gold-certified 7 World Trade Center.
The list features the twenty-five largest blocks; below, we’ve identified where each available green space ranks. A year ago 7 WTC was perhaps the only place in Manhattan where you’d be able to lease a green office; expect future updates to this list to be populated with an increasing number of green addresses. We’ll also be keeping our eye on the neighborhood rent premium- if any- that each landlord is able to command for these sustainable spaces.
